Quick answer
In Miami, a replacement garage door must carry the right product approval and wind-load rating for your house, and usually needs a permit. Choose the material for your exposure, the style for your HOA, and the insulation for your garage use. See garage door installation in Miami.
Replacing a garage door in Miami involves more than choosing a colour. Codes, HOA rules and climate all shape the right choice.
This guide walks through materials, ratings, insulation, glass, approvals and the installation process for Miami homes.

Start with the rating
Miami is in Miami-Dade County, which falls inside Florida's High-Velocity Hurricane Zone (HVHZ). Replacement garage doors here need product approval accepted for HVHZ use — typically a Miami-Dade Notice of Acceptance (NOA) — and a design pressure rating matched to the house. A permit and inspection are normally required, and we take care of both as part of the job.
The rating comes first because it narrows the choice. Some styles, sizes and glass options are only available in certain ratings, so we check your requirement before showing you catalogues.
Choosing a material
Steel is the most common choice in South Florida. It is strong, available in many rated configurations and can be insulated. Look for galvanised steel with a factory paint finish.
Aluminium and glass full-view doors give a modern look. They resist corrosion well, but need impact-rated glass to meet wind requirements.
Wood-look composites give the appearance of wood without the swelling and rot that real wood suffers in Florida humidity.
Real wood is beautiful but needs regular finishing in this climate and is harder to rate. We usually recommend a wood-look steel or composite instead.
Insulation and heat
A Miami garage can be the hottest room in the house. An insulated door, measured by its R-value, keeps the garage cooler, quiets the door and adds stiffness. If the garage is attached, has a room above it or is used as a workspace, insulation is worth it.
Windows and design
Windows add light and character, but in a rated door the glass must be impact-rated. Window inserts, decorative hardware and colour are also where HOA rules usually apply.
Most of Miami is not governed by a single HOA, although individual subdivisions, condos and historic districts can have their own rules. If yours does, we provide the specification sheet, product approval and colour details for the application.
What suits Miami homes
We work across Brickell, Coconut Grove, Little Havana, Coral Way, Upper East Side and Shenandoah, along US-1, I-95 and the Dolphin Expressway, and throughout ZIP codes 33131, 33133, 33135 and 33145. Miami's housing is a dense mix of 1920s–1950s Mediterranean and Art Deco homes, mid-century block houses and new townhouse rows. Narrow lots and alley-access garages mean many Miami doors are single-car and close to the street.
Biscayne Bay sits close to many Miami streets, and bay air carries enough salt to pit spring wire, rust bottom brackets and seize rollers years before the door is otherwise worn out.
The installation process
- On-site measurement and assessment of the opening, framing and headroom
- Rating confirmed for your address and product approval documents prepared
- HOA application package if needed
- Permit pulled with the building department
- Old door removed and disposed of
- New door, tracks and springs installed and anchored to the approved specification
- Opener connected or replaced, and safety systems tested
- Inspection arranged and final documents handed over
Pair it with a new opener
If your opener is old or lacks battery backup, it makes sense to replace it with the door. See our opener buying guide for Miami.
