Garage door questions, answered plainly
If your question is not here, call and ask. We would rather explain it on the phone than have you guess.
Booking & pricing
Do you charge for an estimate?
No. On-site estimates are free, written and itemised, with repair and replacement priced side by side.
How fast can you get here?
Most of our service area gets a same-day or next-morning slot. Emergencies — stuck, off-track or vehicle trapped — are dispatched 24/7.
What payment methods do you accept?
Major cards, bank transfer and cheque for commercial accounts. Commercial customers can be invoiced against a purchase order.
Do you offer discounts?
We keep community discounts for seniors, veterans and first responders. Ask when you book.
Can I get a price over the phone?
We can give you a range for common jobs. An exact price needs a technician to see the door — spring sizing and hardware condition change the number.
Repairs
My door made a loud bang and will not lift. What is it?
Almost certainly a broken torsion spring. Do not lift the door by hand and do not use the opener — the weight is no longer counterbalanced.
Why does my door reverse before closing?
Usually misaligned or dirty photo-eye sensors, or a close-force setting too low for a door binding somewhere in its travel.
Do you replace one spring or both?
Both, as a matched pair sized to the measured door weight. Replacing one leaves you with a second failure within months.
Do you repair all brands?
Yes — Clopay, Amarr, Wayne Dalton, Overhead Door, Raynor, C.H.I. and Windsor doors; LiftMaster, Chamberlain, Genie, Linear, Marantec and Sommer openers.
Is the repair warrantied?
Labour is warrantied and parts carry manufacturer warranties, several of them lifetime. If the same fault returns, we come back.
New doors, ratings & permits
Do I need a permit to replace a garage door in Florida?
In most South and Southwest Florida jurisdictions, yes. A garage door is a structural opening; the replacement is permitted and inspected. We handle both.
What is a Miami-Dade NOA?
A product approval issued by Miami-Dade County covering a specific door configuration, size range, design pressure and anchor pattern. Required in the High-Velocity Hurricane Zone and accepted statewide.
Are all your new doors hurricane rated?
Every new residential door we install is specified to the wind-load requirement for the address, with an approved product where the county requires one.
Will a rated door reduce my insurance?
Many Florida windstorm policies apply an opening-protection credit when all openings are rated. Your carrier decides; we supply the documentation.
Do you remove the old door?
Yes — door, tracks, springs and hardware, included in the quoted price.
Openers
Should I repair or replace my opener?
Under about ten years old with available parts, repair. Older, or a failed board on a discontinued model, replace.
Do new openers need battery backup?
Newly installed residential openers in Florida must include battery backup so the door works during a power outage.
Can you add smartphone control?
Often yes on recent LiftMaster and Chamberlain units, and universal controllers work with many older openers.
My remote has stopped working. What first?
A new battery from a fresh pack, then check the wall console is not in lock mode, then reprogram.
Commercial
Do you serve commercial and warehouse doors?
Yes — sectional, rolling steel, counter, high-speed and fire doors, plus dock equipment and operators.
Do you offer maintenance contracts?
Yes, priced per door and per visit frequency, with cycle counting, documented safety testing and priority emergency response.
Can you work out of hours?
Yes, and most retail and distribution customers prefer it. Quoted up front.
Do you handle fire-rated doors?
Yes, including drop testing and the compliance documentation.
