Garage Door Repair vs Replacement: A Florida Homeowner's Guide

Six questions that tell you whether to fix the door you have or put the money toward a new hurricane-rated one.

There is no universal answer, but there is a reliable process. Work through these six questions in order and the decision usually makes itself.

1. How old is the door, honestly?

Under ten years and structurally sound: repair. Ten to twenty: it depends on the rest of this list. Over twenty years in coastal Florida: you are maintaining a door that was built to a superseded standard, probably with no wind rating, and every repair is money you cannot recover.

2. Is it rated for your address?

Look for a data plate or label on an inside panel or end stile with a manufacturer, model and approval number. No label almost certainly means no rating. An unrated door is the weakest point on the elevation, and in a wind event a breach here pressurises the whole structure. If the door is unrated and you are spending real money on it, spend it on a rated replacement instead — see hurricane-rated garage doors.

3. Where is the corrosion?

Surface rust on a track is cosmetic. Pitting on spring wire, flaking at the bottom brackets, or soft, delaminating bottom sections are structural. Corrosion at the bottom of the door is the classic Florida coastal pattern, and it does not stop once it starts.

4. Are the panels still available?

A single damaged section on a current model is a straightforward repair. On a discontinued model it becomes a hunt, a colour mismatch, or a two-panel replacement that costs more than half a new door. Ask this question early — it changes the maths fast.

5. What condition is the opener in?

If the opener is also near end of life, factor it in. A new door plus new opener installed together costs less than the two jobs separately and gives you a matched, warrantied, battery-backed system rather than a new door driven by a fifteen-year-old motor.

6. Are you selling within a few years?

A garage door is often a third of the street-facing elevation. Among the changes we see homeowners make before listing, a new door is one of the few where the visual difference is instantly obvious from the kerb — and in Florida a rated door is a documented, transferable upgrade rather than a taste decision.

The short version: Repair a sound, rated, recent door. Replace an unrated door over fifteen years old, a door with corroded structural hardware, or a door whose panels are no longer made — and replace the opener at the same time if it is close to the end.

Yes, if the model is still made and the finish still matches. On older doors the practical answer is often two panels or a full replacement.
