Commercial Garage Door Maintenance Checklist

Cycle counts, dock hardware, safety edges and the quarterly checks that keep a bay from failing mid-shift.

Commercial doors fail by cycle count, not by calendar. A dock door doing 150 cycles a day reaches a residential door's lifetime wear in a few months — which is why time-based maintenance under-serves busy openings and over-serves quiet ones.

Start by counting cycles

Many commercial operators log cycles; if yours does not, estimate from traffic. Then set service intervals by cycles rather than months: high-traffic openings quarterly, moderate openings twice a year, low-traffic openings annually. This single change moves most facilities from reactive to planned spending.

Weekly walk-round (site staff)

  • Listen: any new noise, slower travel or hesitation
  • Look: bent bottom bars, dented slats, panel damage from forklift or truck contact
  • Check: safety edge and photo-eye function on each opening
  • Confirm: nothing stored in the door path or against the guides
  • Log: anything unusual, with the date — patterns matter more than incidents

Quarterly technical service

  • Springs, barrel springs, cables, chains and bearings inspected and lubricated
  • Guides, tracks and curtain alignment checked and corrected
  • Operator: brake wear, limit switches, gearbox oil, VFD parameters and current draw
  • Control stations, pull cords, loop detectors and interlocks tested
  • Safety edge, photo-eye and auto-reverse verified and documented
  • Fasteners, anchors and wind locks checked, particularly on coastal sites

Fire doors and compliance

Fire-rated rolling doors require periodic drop testing with documentation retained for inspection. This is a compliance obligation, not a maintenance nicety, and it is the item most often missing from facilities records we review.

Dock equipment counts as door equipment

Levellers, restraints, bumpers and seals wear alongside the door and cause door damage when they fail. Worn bumpers let trailers contact the door; a failed leveller puts load on the opening it was never meant to take. Inspect them on the same visit.

Florida-specific: storm exposure

Commercial openings are the largest unbraced surfaces on most industrial elevations. Before storm season: check wind locks, anchors and guide fixings; verify the door's rating for the opening; and agree a securing procedure with site staff. After a storm: assess guides and curtains before running the door — one cycle on a bent guide turns a repair into a replacement.

The short version: Service by cycle count, not calendar. Weekly staff walk-rounds, quarterly technical service on busy openings, documented safety and fire testing, and dock hardware inspected with the door.
