Garage doors in South Florida fail in a recognisable order. Once you know the pattern, most of it is preventable — or at least predictable.
Springs go first, and quietly
Salt-laden air pits spring wire from the surface inward. A pitted spring loses cross-section, and a spring with reduced cross-section fails well before its nominal cycle rating, usually without any warning noise beforehand. East of I-95 we treat published cycle ratings as optimistic and fit galvanised high-cycle sets by default.
Bottom brackets, cables and the water line
The bottom eighteen inches of the door assembly sees driving rain, standing water and salt spray. That is where cables fray, where bottom brackets rust, and where bottom sections delaminate. Any annual check should start at the floor and work up, not the reverse.
Rollers and bearings seize
Humidity plus grit equals seized bearings. A roller that slides instead of rolling drags on every cycle, wears the track, loads the opener and makes the noise most homeowners describe as "the door sounds terrible now". Sealed-bearing nylon rollers are a modest upgrade that transforms this.
Sections, finishes and UV

Electronics: humidity, salt and lightning
Photo-eye lenses fog and their contacts corrode, producing exactly the intermittent reverse that gets diagnosed as a bad opener. Logic boards fail in lightning season. Both are cheap to protect: keep sensor lenses clean and dry, and fit a surge protector at the opener outlet.
What actually slows it down
- Fresh-water rinse of the door and hardware a few times a year
- Galvanised or stainless fixings and high-cycle galvanised springs
- Sealed-bearing nylon rollers
- Annual lubrication with a proper garage-door lubricant
- Prompt replacement of split bottom and jamb seals
- An annual balance test to catch spring fatigue before failure
