Garage Door Problems Common in Southwest Florida Storm Season

What Lee, Collier, Charlotte, Sarasota and Manatee homeowners should check before and after a storm.

Southwest Florida has had recent, direct experience of what a storm does to a garage door. This is the before-and-after checklist we give Gulf-coast homeowners.

Before the season: is the door rated?

Look on the inside face for horizontal reinforcing struts and for a data plate with a manufacturer, model and approval number. No struts and no plate almost certainly means an unrated door — the weakest point on the elevation. Before a named storm: the practical list

  • Close and lock the door; if it has a manual slide lock, use it
  • Clear the door path and the tracks of anything stored against them
  • Test the balance and the safety reverse — you want to know now, not during an outage
  • Confirm the opener's battery backup works, or plan for manual operation
  • Never brace the door with improvised timber; use a manufacturer-approved kit only
  • Park vehicles away from the door's line of travel

After the storm: inspect before you cycle

This is where most avoidable damage happens. Before pressing the button, check for: bent or displaced tracks and guides, panels bowed or pulled at the end stiles, cables off the drums, water intrusion at the threshold and inside the opener housing, and debris in the tracks. One cycle on a bent track can turn a repair into a replacement.

Water, wind and what insurers ask for

Wind and impact damage are typically covered; long-term wear is not. Photograph everything before anything is moved or repaired, keep the door's rating documentation if you have it, and get an itemised, photo-documented estimate. New-build communities are not exempt

Across Wellen Park, North River Ranch, Babcock, Gateway and similar developments we routinely find builder-grade doors and openers rated to the minimum and installed to it. Newer does not mean stronger. If your community is recent and you have never seen the door's approval documentation, it is worth thirty minutes to establish what you actually have.

The short version: Confirm the rating before the season, secure and test before a named storm, and inspect tracks, panels, cables and water intrusion before cycling the door afterwards. Photograph damage before touching anything.

Questions people also ask

Should I brace my garage door before a hurricane?
Only with a manufacturer-approved bracing kit rated for your door. Improvised timber bracing can transfer load into the tracks and jambs and make failure worse.
My door looks fine after the storm. Can I use it?
Check the tracks, end stiles, cables and threshold first. Wind damage is frequently invisible from the outside and shows up as binding on the first cycle.
Will insurance cover a storm-damaged garage door?
Wind and impact damage is usually covered; wear is not. Photo documentation and an itemised estimate matter — we supply both.
